Conversions and alterations
A lot of people convert existing garages or lofts into living accommodation. These works do not always require planning consent, subject to compliance with planning policies and planning conditions. However, they do invariably require building regulation approval.
I have undertaken numerous projects for loft conversions, garage conversions and internal alterations to accommodate extra living space in existing structures.
Residential and domestic extensions
I submit numerous planning applications for extensions to existing dwellings. In fact this is the most popular means of improving a dwelling and is often an alternative to moving house.
I undertake all extensions from two storey house extensions to small garage conversions. This includes all of the design work, plans, statements and document submissions to the council.
Domestic applications
The majority of planning work involves residential and domestic extensions or alterations. I worked as a senior officer in local authority planning before entering private practice and have an excellent knowledge of local, regional and national planning policies. It is important that your applications comply with these policies to have any chance of success.
Having worked in both the public and private sector I know what is required to have the maximum chance of success with your planning application. If your proposal is unlikely to comply with planning policy I will tell you, so as to save your money and my time. I will also tell you how your proposal could be modified to comply with planning policy if at all possible.

New builds
I regularly submit planning applications to build new houses on virgin plots within built up areas. I can give initial advise on the probability of success based on current planning policy and site location.
I have recently obtained planning consent for new builds in Axminster, Okehampton and Holsworthy.
